Casale Villa Incanto has been restored respecting its rural Umbrian soul and furnished with a blend of contemporary and traditional elements to convey a warm welcome, pleasantness, and serenity.
The ground floor of the 200 sqm farmhouse is fully accessible and usable even by those with disabilities.
FURNISHING ELEMENTS
Many furnishing elements have been restored and transformed for their intended use, such as the headboards of the beds that were the doors of the farmhouse or the chandelier in the living room that was the manger board of the old stable where the cows were tied.
Other pieces of furniture are original from the 19th-century Umbrian peasant tradition, such as the cupboards and counter, and here too they have been salvaged and paired with contemporary, designer pieces such as the kitchen, which is fully equipped with appliances, including a wood-fired pizza oven and a fridge with an ice dispenser.
Alongside the careful selection of materials, finishes—some made by local artisans to exclusive designs and furnishings, the technological aspect and the provision of services have not been overlooked.

Kitchen (20 sqm) equipped with an induction hob, electric oven, microwave, wood-fired pizza oven, refrigerator with ice maker, dishwasher, and various appliances such as an espresso machine, American coffee maker, toaster, and kettle. A wide assortment of pots, pans, dishes, and kitchen accessories are also available.
Three double bedrooms (21 sq m, 16 sq m, and 18 sq m), each with king-size beds and a private bathroom. All bathrooms have double showers. All bedrooms offer direct access to the outdoor area.
Two double sofa beds are available upon request (extra cost), as well as a crib/crib for children up to 3 years old, complete with a high chair and/or booster seat.
Separate living room with 55-inch smart TV.

Villa Incanto features home automation access control, air conditioning and heating with a separate thermostat in each room, new thermally insulated, class 3 burglar-proof windows, and electric shutters with adjustable slats. All bedrooms have direct access to the outdoor area.
The stay includes a complete set of bed linens, bath towels, kitchen towels, and pool towels; a separate basket will contain a change of bath towels (additional linens are available for a fee).
Final cleaning service.
The property offers a paid list of typical Umbrian products, both produced by us and other selected local producers. These can be enjoyed during your stay and are also available for purchase.

HOME AUTOMATION
Villa Incanto has a home automation system that allows for: access control via keypads with a personal code; independent control of outdoor lights; and management of the robotic lawnmower; a Wi-Fi network that automatically activates when a device is detected, thus avoiding unnecessary electromagnetic fields; and nighttime courtesy lights with motion sensors.
All rooms are equipped with a keypad thermostat to adjust air conditioning and heating, and electric shutters with adjustable slats: everything to offer an extremely pleasant, relaxing, and rejuvenating stay.
OUTDOOR AREAS
Villa Incanto is located within a 3000 square meters fenced area, and private access is via automatic gates.
There are 5 parking spaces available, protected by a photovoltaic steel canopy.
The 3,000 square meters of fenced outdoor area are divided as follows:
• 1,000 square meters of lawn with sub-irrigation, making it always usable, never wet, and very soft. It offers spectacular 360-degree panoramic views of the Middle Tiber Valley. Lawn mowing service with a remote-controlled robotic lawnmower.

• 280 sqm of stone-paved courtyard and walkways; the entire outdoor complex is easily accessible with strollers, mobility aids, and wheelchairs. Accessibility also includes pool entry, the barbecue area, and direct outdoor access to the master bedroom bathroom. The area is furnished with seating areas, bioclimatic pergolas with adjustable slats and LED lights, outdoor tables and chairs, and a large flat area for ball games, with a regulation basketball hoop available.
• spectacular private infinity pool 6×12 m with chromotherapy and a large adjacent hydro-massage area equipped with submerged loungers; the pool features a special water filtration system that ensures high water quality and eliminates the sensation of chlorine on the skin, the basin is plastered to provide a pleasant tactile sensation; solar shower at the pool entrance;
• 180 sqm of bamboo WPC sun deck, splinter-free and ecologically sustainable. The pool area is furnished with loungers, deck chairs, and sofas. Part of the bamboo deck is shaded by a bioclimatic pergola with adjustable slats covering approximately 50 sqm.
